Kanjurmarg was considered an alternative to the popular locations like Powai, Mulund, Andheri, etc., in Mumbai. The prices were marginally lower than the well developed areas, even though the social infrastructure was well developed.

Thus there was an inherent need to uplift the face value of not just the project, but the location in its entirety.
